Overview

M&N Civil Engineering was proud to partner with John Sisk & Son Ltd to deliver one of the most technically complex infrastructure packages within the Glass Bottle redevelopment – The Boulevard Project. Located on Dublin’s Poolbeg Peninsula, the site marks the transformation of a former 15-hectare industrial plot (formerly the Irish Glass Bottle factory) into a new urban quarter for the city.

This ambitious regeneration will ultimately provide up to 3,800 new homes, alongside commercial premises, community facilities, and high-quality public spaces. As a critical enabling phase, the Boulevard Project laid the groundwork for what is set to become one of the largest and most transformative developments in Dublin.

Scope of Works

M&N delivered the full suite of civil engineering works for the Boulevard phase, including:

  • 20,000m³ of imported pile mat
  • 400m of 450mm diameter watermain
  • 20,000m of utility ducting to support future connections
  • 50,000m³ of road build-up aggregate
  • 1,100m of surface water drainage
  • 1,000m of foul water drainage

Project Challenges & Delivery

This was far more than a typical roadway installation. The Boulevard is a major substructure corridor that supports the overall connectivity and services of the development. The site presented significant engineering and logistical challenges, including:

  • Legacy industrial site conditions and contamination risks
  • Complex integration of new and existing services
  • High-density service corridors requiring meticulous coordination
  • Strict environmental and regulatory compliance
  • Working adjacent to sensitive ecological and coastal environments

Despite the complexity, our delivery teams maintained full programme and quality targets, ensuring the project was handed over safely, efficiently, and with full stakeholder coordination.
