M&N Civil Engineering successfully delivered the earthworks and civil engineering works for Phase 1A of the Ballymastone residential development in Donabate, Co. Dublin, on behalf of Glenveagh Homes Ltd.
Located on a 15-hectare site, this phase represents the first stage of the wider Ballymastone masterplanned development—one of the largest housing schemes ever undertaken in Ireland. The development comprises 432 residential units, including apartments, duplexes, and houses ranging from 2 to 6 storeys, alongside a crèche, public open spaces, and extensive supporting infrastructure.
M&N’s scope of works included:
- Bulk excavation and soil stabilisation of approximately 100,000m³ of existing and imported material
- Delivery of major utility and services infrastructure, including public realm upgrades along Portrane Road and the Donabate Distributor Road
- Installation of a 300mm diameter foul sewer at depths of up to 5 metres, crossing the Donabate Distributor Road to connect to an existing pump station
- Construction of approximately 24,000m² of road network
- Installation of over 15km of storm, foul, and surface water drainage systems, ranging from 100mm to 1350mm in diameter, including swale and linear drainage
- Installation of approximately 6km of watermain infrastructure (up to 225mm diameter)
- Installation of 17km of utility ducting, including diversions and works in proximity to existing overhead power lines
The project was delivered within a live and evolving site environment, requiring careful coordination across multiple work fronts and stakeholders. M&N’s approach ensured the efficient delivery of critical infrastructure, enabling the timely progression of residential construction across this large-scale development.
